Feb. 15, 2017: CANCELED DUE TO PENDING FEES 8/1/17 RC - The lot is mapped as Riparian corridor area, there is a creak (stream) type 4-or 5 run through the lot, I would like to propose exemption for building a house 1,450 square feet in Limited Riparian development area per 25.09.200.A.d for the lot that has been confirmed as lot prior 2006 by record, The house will stays out of 50 feet non-disturbance area as requirement. But, unfortunately the house size exceed 35% percent of the total area of Limited Riparian development area within lot, occupies 64%. I would like to propose for an exemption on size limited, development occupies 20% lot coverage

also I would like to propose for being considered a 5' rear yard reduction per 25.09.280

Structure faces 26th ave SW, however car can access from Alley or Findlay if required

Base on Site Survey there are no trees exist on site but vegetation are some shrubs and plants
