LU - Short Plat - Divide two existing parcels, located at 5010 and 5020 NE 45th St. Seattle, (Parcel Nos. 5364200715 & 5364200721),
and totaling 57,903 sq. ft., into 6 single family residential lots ranging in size from 7,000 sq. ft. to 11,500 sq. ft.. The property is zoned SF5000. The site contains on large 6,430 sq. ft. single family home, which will be demolished. There are approximately 11 significant trees and 18 exceptional trees on the site, which will be removed and replanted.
Questions for Pre Application:
1) Review Short Plat process. Confirm SEPA and Design Review Exempt? Neighborhood meeting?
2) The site contains 11 significant trees and 18 exceptional trees. The project proposes to removal all trees and replant. How SMC 25.11 and other tree related regulations be implemented? Replanting?
3) There appears to be a mapped erosion area at the southeast driveway property boundary, would this be regulated in any way? We will utilize existing acces, widened to 20'
4) We will use the existing access and will provide a gated community. Applicant seeks access related comments from City as it relates to emergency service or other requirements.
5) The site is contained within an existing wall, which extends around the Missionary Sisters of Sacred Heart. We plan to keep the wall, with the exception of an opening access to utilities and access.
6) Attached is a preliminary utility plan. Applicant is seeking comments.
7) What if any frontage improvements would be required?
8) The existing home will be demolished, any issues related to demolishing the existing home?
9) Attached is the 6 lot site plan. The zoning would allow for 11.5 SF residential units. Comments?
