Sept. 2, 2019: Property is zoned L3 (M). Proposal to build multi-family townhouse or apartments. Lot is narrow 30 ft. x 120 ft with alley access. I need to determine the best options for development. What is the impact of the Mandatory Housing Affordability designation? Are small projects exempt (3 or fewer units)? Can townhouses be constructed on the lot without fronting on the street? Could a single family house with mother-in-law inside the structure and a detached ADU be constructed (total of 3 dwelling units)? For multifamily need to confirm amenity area (.25 x 3600 sf?). what are parking requirements for townhouse, apartments, sf dwelling with MIL and ADU?
