This building built in 1926 has a non-conforming use as a triplex in a single family zone. This non-conforming use as a triplex is based on an electrical permit from the 1960s. Owner wishes to update the zoning on this property to reflect current codes. Per owner's understanding, owner believes that this property could be converted to a single family residence with two ADUs. Owner lives in the largest unit which is considered the main residence. The other two units, which owner wishes to convert to ADUs, were recently renovated (2010 for one unit and 2011 for the other unit) under permits. As a result owner believes that these units should pass most if not all permit requirements in order to establish these two units as legal ADUs.
However, currently two of the units have entrances that are street facing (the main unit and what is currently known as Unit #3). When Unit #3 was renovated in 2010, under City of Seattle permits, a new entry for Unit #3 was created within the existing building envelope. Prior to the renovation, the building space which was to become the new entry for Unit #3 was an additional entry for the main unit. Hence the building always had two entrances facing the street (see attached 1969 photo of house). Further, the new entrance for Unit #3 is visible as a black gate from the street. When the gate is opened, there are stairs that lead up to Unit #3 and the main door for Unit #3, which is not visible from the street.
