July 15, 2020: Hello SDCI - hope you are doing well. We are planning to build a 560sf DADU, 315sf home addition and 390sf garage on our property in North Seattle. Please see included Preliminary Site Plan. We also plan to demolish an existing overhead carport and vault a couple interior ceilings - all under 14-feet in span. I am a registered Architect in Seattle, but mainly work on larger commercial projects so this is some new territory for me. Would LOVE to be able to come in to the office and get some over-the-counter assistance, but hoping that this at least get the conversation going about our project. A few things have come up that I need some help on. One of the main ones is this pesky dashed Lot Line drawn on the Assessors map, shown 10-feet south of the northern Property Line. I can't see any use for this and am hoping we can dimension our side yard set back from our Property Line and not this Lot Line - just submitted a Land Use Analysis question via the portal regarding this. Another is regarding STFI permits and if we should submit all but the DADU as an STFI or all of the work under a single building permit. Assuming submitting as much as possible as an STFI is cheaper?
