My client owns a 2 lot parcel in a SF5000 zone.
The project is a short subdivision and lot line adjustment. We are trying to determine the feasibility of dividing the parcel and keeping the existing residence in place.
The existing home is over the lot line by about 18". The owner wants to divide the parcel and adjust the lot line. We need to understand if this is allowable. It is assumed that a 2,500 s.f. min lot size is required which would also require a no-construction easement for the smaller of the two properties to keep 10'-0" minimum between structures. We are conducting a feasibility study prior to requesting a formal survey to finalize the lot sizes.
We need to know what the minimum lot width, size, coverage, FAR, and parking requirements for the small lot and the larger existing residence lot would be and whether this is feasible or if we would be required to submit for a pre-submittal conference to determine.
