April 2, 2022: Lot split of a SF7200 zoned property with an existing residence, into two lots - both SF7200. The owners would like to develop a new single family residence on the new lot. The new lot has significant trees and the property is in an ECA2 zone. Due to the number of significant trees and unusual shape of the lot, I would like to get a high level understanding of the following: 1. General understanding of how side, rear and front yards will be interpreted. // 2. General issues of feasibility for developing the lot based on the CRZ/ICRZ zones of the exceptional trees. // 3. Tree removal procedure for two trees in an ECA2 zone. A Geotech engineer said the property was not prone to landslides. // 4. What foundation types would be allowed in the CRZ of the exceptional trees? Would the use of alternative foundation that have low impact on earthwork (i.e. pier foundations or helical screw piles) be reviewed more favorably. // 5. Are permeable pavers allowed in the CRZ zone for parking/driveway?
