Aug. 18, 2022: Seeking emergency relief from ECA development standards to construct 3 retaining walls to stabilize landslide area (property slide during the spring rains). The slide on the subject vacant lot threatens adjacent structures on neighboring properties. We anticipate additional slides in the coming winter if measures aren't taken to stabilize the site. Geotechnical review has determined that shoring walls as shown can completely stabilize the site until such time as a normal building permit can be obtained.

The slide area has extensively disturbed and altered the pre-existing ECA area. We seek pre submittal review about how this affects the allowable ECA 30% disturbance tally (the slide disturbed over 35% of the ECA area). We also do not know how to apply height calculations to this situation (the slide dropped the existing elevation, which we seek to restore, along the proposed west face of the home).

The home is not part of this emergency permit relief request.m This request will supplement previous pre submittal conferences that did not cover the current situation.
