March 19, 2023: We would like to request a Pre-Application Site Visit (PASV) from SDCI, with the understanding that this will generate a report that will list all requirements for a building permit specific to this parcel (922-926 31st Ave S), which our client is currently considering for purchase. We understand that we would need to seek Relief from the Steep Slope ECA so as to build along 31st (with 20' front yard setback). From review of documents and survey, it appears that Steep Slope relief was granted in 2020, when the property owner at 930 31st Ave S was working through the process of creating 922-926 as parcels separate from 930. But we do not see clear documentation that Relief would be directly translatable to the land use and building permit process for 922-926. Note that we are preliminarily working with the same geotechnical engineer that was part of the 2020 efforts with the current land owner (and authored the geotechnical assessment included with the prior application for Relief).
