We are attempting to rectify a situation where a permitted building straddles two property lines of properties owned by two different entities, one being us. We think we desire an LBA to run west to east across parcel 232403-9005 at the meeting point of 257016-0000 and 232403-9164. This would enlarge 0000 to encompass the northern portion of 9005 and the entire carport which straddles both parcels.We would need to contact the condominium owners' board at 0000 to settle on terms of the property exchange before executing the LBA.
We prefer to keep the remaining portion of 9005 as a separate parcel and as a greenbelt. We would be happy to sell the greenbelt (9005) to the City as a permanent open green space if that is of interest. Otherwise, we could attach the remainder of 9005 to one of our properties along the alley easement (5007 and 5013 38th Ave SW, parcel numbers 232403-9148 and 232403-9149). This is only an option for us if we can receive ironclad assurances in writing from the City and King County that the yearly property taxes on the 9005 square footage could never leap. Currently, 9005 is taxed at a $1000. rate for land value on 5750 SF. Our 5007 38th SW property (9148) is $731,200. land value for 5850SF (as is 9149).
