Aug. 2, 2024: The Republic Hotel is a historic URM building in the International Special Review District. It is a mixed-use retail and 100% Affordable Housing project that is on the Priority 2 list. The scope of work includes voluntary full seismic upgrades, masonry restoration, window replacement and restoration, adding an elevator, new roofing, and adding a 5th floor penthouse floor. Mechanical and electrical upgrades include new exhaust fans, new heat pumps for heating and cooling, low flow plumbing fixtures, new all building hot and cold water plumbing system, all LED lighting, a new fire sprinkler system, a new fire alarm system. Interior improvements include new cabinets and counter tops, Energy Star appliances, tubs/showers, new flooring, base, and paint throughout. cold shell for the commercial spaces. All new insulation on entire exterior envelope as part of the work. We are looking at 36 family sized units over retail/restaurant space.
