March 16, 2025:
This project was based on dealing with water runoff. We have an active landslide to our north and others nearby. We had a scare and hired engineers to design us a retaining wall, which came in at more than 450k. One of them told us our home could be red tagged. Long story short, we didn't do the 450k solider wall and decided to go with just replacing what was already in place but adding water control for rain water. We also added safety rails, and stairs to replace rotten stairs or unsafe stairs, or in the case of the concrete stairs (main) it was to replace the historic concrete path that came up to the house but was broken and uneven in places (unsafe). So thats about it. We worked on it for a long time, and now its safe for my small kids, now the water all comes into the system insted of coming down the hill onto my neighbors (such as Peter M) who had to spent 250K on a retaining wall because of a slide on HIS property a number of years ago, but before we moved here. So yes, drainage - all using gravity which all ends up in the same system. That system ends in a water vault.
Lastly, we have spent a huge amount of money on replanting already - with native plants. We're not doing all it on our own, and have a steep stope professional who comes to help. We are removing invasive and toxic vegatation very slowly as we replace the root space with native plants.
Lastly I will add that we didn't disturb the soils. We just worked with the topography and especially in the case of the concrete path, we just used the footprint that was already there. I have some of those photos.
