3004 NE 127TH ST

June 11, 2025: The scope of the project includes the removal of the remaining portion of the structure that burned down and paving the area for flexible-use parking. The existing shopping center exceeds the 145 parking spaces limited by SMC 23.54.015.C.2. In a previous discussion with Stephen Fesler, three paths were identified to permit this use; Lot boundary adjustment, short plat, or a variance. The preferred method would be via a lot boundary adjustment. It was identified that historically, the shopping center consisted of multiple parcels according to the assessor map. If a lot boundary adjustment is not feasible, we would like to discuss the option of pursuing a variance.
