4832 35TH AVE SW

Feb. 19, 2026: BACKGROUND:
Two vacant NR3 lots totaling 9,426 SF are part of the Office of Planning and Community Development's proposed "Centers & Corridors" zoning change to LR3 along 35th Avenue SW in West Seattle. The two existing lots flank an existing alley right of way, platted over a hundred years ago but remaining unimproved. The alley right of way currently joins the busy 35th Avenue SW arterial at an acute angle.

 PROPOSAL:
We are proposing lot boundary adjustments to relocate and reorient the alley right of way perpendicular to 35th Avenue SW (.making it much safer for turning traffic), reconfiguration of the shape of the two existing lots (.affecting Seattle Parks Department and Seattle Department of Transportation properties), and, assuming approval of OPCD rezoning efforts along 35th Avenue SW, consolidation of the two existing lots now separated by the alley ROW allowing them, once together, to be more practical for five story, LR3 multi-family development.
