Jan. 12, 2016: Somerset New House. Feasibility Study of a new house at this site with steep slopes. With previous survey and geo report, the critical slopes and accompany buffers cover nearly 100% of available land on site. The geo engineer AESI determined that the slope is stable and recommended a recuded building setback of 5 feet. Also city of Bellevue has determined that all legal lots wil be allowed a reasonble use. The porperty is zoned R-3.5 and per the table in LUC 20.25H.200.2 a property must have at least 2,625 sqare feet of buildable area. (See attached letter from previous study) This proposal is based on this and also height limit of 40'.
