April 18, 2016: Holmberg Company Headquarters. Holmberg Company is a mechanical contractor that designs fabricates and installs HVAC and plumbing systems for commercial buildings. Currently located in a leased building in Kirkland this project will give the firm their own building designed for their needs. This project will consist of a main floor of about 14515 s.f. used for office fabrication parts storage and employee facilities with a second floor of about 14425 g.s.f. of office use with some storage. Parking on the site is expected to be about 66 cars to meet Code requirements. Only about 4000 s.f. of the 28940 g.s.f. two stories will be used for sheet metal and plumbing fabrication. See the attached Project Statistics Summary sheet. The building height in a transition overlay is 30 ft. but a height increase of 5 ft. is allowed as the existing grade at the building line is more than 10 ft. below the grade at the property line of the property receiving transition. The 77000 s.f. site is challenging due to the long and relatively narrow and irregular shape plus there is a substantial grade change at the north end of the site with a reasonably flat portion in mid site where the building will be located.
