6 Lake Bellevue Dr - Unit site

May 28, 2019: Lake Bellevue Pier Repairs. The Lake Bellevue Village Condominiums consist of (4) piers, (1) of which is the clubhouse and pool, the other (3) have (3) 3-story condominium buildings with at total of 72 units. They are wood framed buildings over a wood framed pier with cedar siding, asphalt shingle roofs and urethane coated decks. Each unit has an aluminum framed atrium window with a glazed slanted roof vertical windows and 2 small awning style openings.
Previous repairs to the pier structure have encapsulated many of the glue laminated beams with steel c channels with cripple walls to support the joists above. These Repairs were designed by John D. Griffin Engineers Inc. in 1998 and were implemented around 2004. Unfortunately some deterioration has continued in the beams and joists of the pier structure and further repairs are required.
Two items of immediate concern are a delaminating beam in building 7 under the east wall of unit 104 and a deteriorated joist near the base of the stairs between units 105 and 106 in building 4, for which we have repair details prepared. We would like to execute these repairs as soon as possible.
