June 27, 2019: Baches Deck Improvements. Elya and Robin Baches, owners of the 25,500 sf (0.59 ac.) property, are proposing to expand the existing decks on the west side of their home. The southerly deck will feature an enclosed storage area below the deck. The site features steep slopes and a +/-5,650 Class IV wetland per the attached geotechnical report and critical area study. Before preparing detailed construction plans and grading plans, we would like to confirm the buffers and setbacks that need to be addressed and shown on the submittal plans. We would also like to confirm what plans will be needed in addition to the deck construction plans, such as drainage plans, utility plans, landscape plans, etc. The intent is to construct a soldier pile wall along the west side of the existing structure to stabilize the yard and slope area. Structural plans for the wall have not been prepared at this point.
