Dec. 20, 2019: Bel Kirk. Im reaching out on behalf of one of my owners regarding an existing ground lease with 3 buildings on the property that they own that they have an option to purchase. As part of their DD they found that the building was built with a FAR of .30 in the 80s. Today the FAR for office buildings outside downtown is 0.50. Im trying to understand if there was a change in the FAR ratio after the buildings were completed or if there was a specific site reason which limited the FAR at the time? My assumption is that there has been a change in the time between when the building was built and today.
