July 16, 2020: Columbia Court Repositioning Study. The project includes site improvements and shell and core renovations to an existing two story office building. Site Improvements. Replant understory of landscape buffer at street. Adjust the location of the pedestrian path through courtyard, including minor planting adjustments. New ramp or stair connection to the City of Bellevue sidewalk. Updates to site lighting in select areas, including the tier of open parking below the building. Building Envelope Improvements. New entry glazing and awning at the existing primary building lobby. New awnings over existing side entry doors. New roof areas to cover existing uncovered second floor porches. The sides of the porch areas would remain open Building Interior Improvements. Bring existing restrooms up to current ADA and building code standards, including number of fixtures, clearances, and finish. Minor HVAC improvements may be required, pending mechanical assessments. New two-stop elevator and renovations to ancillary spaces to provide required mechanical rooms. Upgrades to miscellaneous interior finishes of common areas, including lobby and corridor flooring, wall finishes, and lighting. No work to tenant areas is anticipated. No changes are proposed to the existing use, occupancy, egress paths, footprint, floor area, or height.
