Aug. 4, 2020: WILBURTON TOWNHOUSES. The 18,870 s.f. project site is located on 118th between the Bellevue Botanical Garden and the Park Highland Apartment complex. We propose to develop the site with 7 townhouse units containing 2252 s.f. of living space, 534 s.f. for a two car garage (14 parking stalls total on site), and a 663 s.f. roof deck. The buildings will be sprinklered, include fire alarms, and units will be separated by 1 hour fire resistant construction. The existing structure on the site (small cabin) will be demolished. We are providing basement parking and no rooftop mechanical to increase the allowable building height 10 feet. All units qualify as 3 stories over a basement and will be designed under the 2015 IRC R302 townhouse section.
The townhouse units are accessed from 118th by a 20 foot wide fire lane with 15% maximum grade and an adjacent 60 inch wide curbless concrete sidewalk. The fire lane does not exceed 150 feet, and fire access does not exceed 200 feet. The standard vehicle turnaround (RC-130-1) will not fit or be contained on this site. As part of the transportation and road plan, the project traffic engineer has designed a custom turn-around for the site using the garbage pick-up vehicle as the model subject., 19-124630-DB
