Dec. 14, 2020: Boyd Residence. Boyd residence is a remodel and addition to an existing 1982 single-family residence. The 2654 SF main level and 1096 SF second level will be undergoing interior remodel with a new 492 SF second-story addition over the garage. The addition will raise the maximum height of the home from 25 FT to 28 FT- 4 1/2 IN. This remodel and addition will not alter the existing footprint. The project scope also includes the addition of an unenclosed patio structure (378 SF) on the southwestern side of the residence that will be constructed over existing impervious surface. The parcel sits along Coal Creek which is a Type-F fish bearing stream. The existing residence is mostly located within the 50 FT developed site structural setback and a small portion of the home (including the existing impervious surface on which we would like to build a new patio structure) lies within the 50 FT buffer from the creek. We will therefore need a Critical Areas Land Use (LO) Permit. The proposed construction area does not contain and will not impact any existing stream buffer native vegetation. There is also an extant temporary easement from the city for Lower Coal Creek Flood Hazard Reduction.
