Jan. 25, 2021: Filoteo Reasonable Use Exception. The proposed project involves the development of a modern single-family residence on a residential parcel. The residence will be located in the southeastern corner of the parcel in order to avoid and maximize distance from on-site critical areas, including a wetland, stream, and steep slope. The proposed single-family residence will be three stories tall and will include a concrete driveway and a three-car garage. A small wooden deck is proposed on the northeastern side of the structure. Stormwater runoff from the new residence be directed to a dispersion trench with a flow path toward the on-site wetland, while the footing drains for the house will drain to the existing drainage ditch near the southern property boundary. Drainage from the driveway will be collected in a strip drain which will also flow to the drainage ditch after treatment. Unavoidable impacts to wetland and stream critical area buffers/setbacks will occur through site development. To compensate for these impacts, on-site mitigation is proposed.
