March 24, 2021: Bellevue Way and Main Garage. Convert approximately 25,000 sf of the old Sporty Authority retail space to a +/-100 stall secure parking garage. Garage use is intended as interim use until the site is re-developed. Work anticipated include the installation of a vehicle access door at the north end of the building and additional emergency exiting if required. In additional to the installation of the vehicle access door we anticipate some modifications may be required to the existing mechanical and life safety systems. The overall intent is to leave the building envelope unaltered other than providing additional access points which may be required by code. We have requested Pre Development review as recommended by land use. The use is permitted per LUC 20.25A.050 an Auto Parking -Commercial Lots and Garages is a permitted use within the DT-MU zone. We need a better understanding from the Building department and Fire to see what additional requirements will need to be met in order to use a portion of the former retail space as an indoor, secured, parking garage. Parking demand is very high in this area driven by construction related parking needs. Additional parking available to the public would be an excellent interim use for this project and would help reduce the impact of construction parking throughout the downtown core. As businesses begin to re-open parking, demand is expected to increase in the area.
