May 5, 2022: 14255 SE 41st St - LO. We are respectfully requesting a variance from the typical 50 feet buffer from a steep slope to a reduced buffer of 15 feet from slope based on the following conditions.

A geotechnical analysis of the slope and surrounding area by a licensed geotech engineer has determined that reducing the slope buffer to 15 feet is supported by geotechnical conditions that exist onsite.

A mitigation plan has been created to support and enhance the reduced buffer which will be installed at the time that new construction occurs onsite.

The existing structure and surrounding yard is already well into the 50 feet buffer.

Without a variance to a reduced buffer, building a home on the property would be literally impossible
