Chick-fil-A (Bel-Red). The following is a summary of the key items relative to the new tenant improvement of a Chick-
fil-A restaurant at 2301 148th Ave. NE Bellevue, WA 98007. The current site is 0.67 acres inside
of the Overlake Square Mall shopping center and is presently the host of a fully operational
8,000 sf thrift store, 2,000 - 2,500 sf is upstairs mezzanine that will most likely be eliminated,
that includes landscaping and parking. At the time of creating this Site Investigation Report, an
approved site plan was not issued. Information pertaining to indoor and outdoor (patio)
seating, as well as parking, was not available. All of the information presented in this report is
based on an 6,000 sf tenant improvement. All timelines, fees, and codes are subject to change if
the scope of work changes.
The new proposed tenant improvement will be an in-line restaurant with interior seating. The
number of interior seating as well as potential exterior seating will be available later in the
planning process. A parking easement may be required depending on the final square footage
of the building and the amount provided in the lease.
