Feb. 13, 2024: North of Main - Phase 1. This project has an approved phasing plan for the building permit (BB). This application is for Phase 1, which includes two-and-a-half levels of subgrade structured parking of Type IA construction, plus three levels of above-grade Type IA unlimited-area podium construction containing retail space (M occupancy), dwelling units (R-2 occupancy), and building support functions (S-1, B occupancies). The project will be fully sprinklered utilizing an NFPA 13 automatic sprinkler system. The parking structure will have parking stalls for 154 vehicles. The Phase 1 podium structure will contain 40 dwelling units, with the remaining units above the concrete podium included in the Phase 2 building permit, to be submitted at a later date. Due to the substantial grade change across the site, part of the highest occupied floor (Phase 2) measures 76'-8" above the lowest level of fire department access. Through an approved Alternate Method Request, the building has been determined to NOT be a high rise; see sheet G2.02 for the approved AMMR form.
