The owner is considering conceptual options for facade and site plan upgrades to provide a better customer retail experience with improved exteriors, site circulation, landscaping, and more parking. The existing condition does not accommodate current zoning requirements for both parking and landscape setbacks and will need an exception. The client wants more information on what improvements can be made within the existing conditions, or what zoning requirements can be met with an exception. The owner also needs confirmation of uses and parking ratios for existing and future tenants. Lastly the owner wishes to provide a structural seismic upgrade and needs confirmation this work would not trigger zoning upgrades.
