Highland Park Flats and Towns. The site for Highland Park previously received LD, Design Review, and other approvals as a 7-story, 397 units of rental housing. New Home Company is proposing to change the program to approximately 106 for-sale, stacked flat and townhome condominiums. New Home's approach to entitlement and approval for the new program is to stay within the three dimensional envelope of the prior project proposal, respecting the prior approved sensitive areas recommendations, and complete the approved surrounding frontage, road, and pedestrian improvements. We are hoping to "plug into" the site framework that was previously established.
The two four-story buildings are located along the NE 20th Street frontage and will be elevator serviced with a main lobby for each off the south side, along a new internal access drive. Height for these two buildings is approximately 50 feet. Parking at 1 stall per unit is a combination of at-grade, under building stalls and open stalls in a parking lot and along the access drive. Stacked units will be 1, 2, and 3 bedrooms ranging from 700 square feet to 1,200 square feet.
Nine townhome buildings will be located south of the stacked-flats, as a transition from the medium density along NE 20th to the park and community areas directly south of the site. Townhome units will have 3 and 4 bedroom plans, with integral garage parking for 1 to 2 cars. These buildings will contain from 3 to 7 units, and will be approximately 45' in height.
