The project is an existing 2-story 3,195 sf single-family house with 4006 attached garage located within the Shoreline Overlay District and Critical Areas Overlay District. The existing primary structure sits within a Steep Slope Critical Area/Buffer/Structure Setback. A portion of the primary structure and its exterior site work sit within the 50' Shoreline Setback, including portions of existing exterior structured deck space which is part of the primary building structure of the home. The site and surrounding area are GIS mapped Liquefaction and Wildland Urban Interface: Intermix Medium Structure Density. Work includes expansion of space within the primary structure footprint on Basement and Level 1, Sub-basement Level within primary structure footprint, small footprint addition (500 sf) of existing garage and addition of Level 2 home office. Site work includes reconfiguring yard deck and waterway access pathways, renovating unsafe stairs, creating connective pathways between subject and adjacent property and new stair from driveway to waterfront.
