July 25, 2025: Tantallon-25040. The Tantallon Building was approved for construction in 1999. The project consists of a three story office building with 9 senior housing units and 1 unrestricted residential unit over three levels of underground parking. In 1998 the unrestricted residential unit reduced the office FAR to .466, and the senior housing units were to be maintained for the life of the building by a recorded covenant. Now that the LUC has been amended since 1999, the owners want to confirm the ability to remove the covenant, amend the previous code restrictions and be allowed to convert some senior housing unit area to office to achieve .5 FAR for office area. Currently the office area is 19,279sf. The remainder of the 37,000sf building is residential units. There is parking for 152 cars on the site. The proposal would increase the office area to 21,739sf on the 43,478 sf site. Attachments include the 1999 permit site plan with project statistics, 1998 proposal description with reference to restricting change to senior units.
