Oct. 7, 2025: 28th Place Back Yard. The applicant is requesting an after the fact Critical Areas Land Use Permit for the installation for two retaining walls and restoration of critical area buffers on site, as well as the restoration of an unimproved right-of-way adjacent to the subject parcel. As part of the development of the parcel, the applicant proposes modifications to the existing critical areas buffer. Per LUC Parts 20.25E and 20.25H, these modifications are allowed provided they follow the requirements specified in the LUC. The uploaded documents serve to demonstrate that there will be no net loss in habitat functions and values associated with the applicant's proposal. The proposed project meets the requirements within the LUC Parts 20.25E and 20.25H to ensure that no net loss of ecological function has occurred. Following implementation of the submitted plans, the critical area and or critical area buffer will continue to perform the same functions as existed at the site before the development occurred, ensuring no not loss of ecological value or function., 21-107086 DC
