Nov. 14, 2025: Browning Steep Slope Setback Reduction. The project proposes a single modification on the toe-of-slope building setback associated the steep slope in the southwest corner of the parcel. The project proposes to reduce the 75 foot toe-of-slope setback established per LUC 20.25H.120.C setback to 5 feet. The 450 sf addition exterior walls line up with the side wall of the garage and the back wall of the house. The addition is over the existing concrete paver area in the southwest part of the house. The addition footprint will be lined up with the garage side wall (west wall) which is approximately 5 feet away from the existing rockery walls. No change to existing rockery walls is proposed. The addition is going in where there is current concrete paver patio, gravel and turf, so there is no increase in impervious area, just 450 SF of replaced impervious area. The development will have no impacts to steep slopes but will encroach on the toe-of-slope building setback for the steep slope.
