March 9, 2026: Short plat (2 lots). Dear Planning Staff, I hope this message finds you well. I am following up on our prior correspondence from 2017-2018 regarding my property at 1565 W. Lake Sammamish Pkwy NE (File #17-117861-DC, Saborit Short Plat). At the time, we discussed the potential short plat and reviewed slope and buffer impacts for the parcel. Since our last discussions, I have completed a new topographic survey, which shows that there are no extended steep slopes over 1,000 square feet on the property. The parcel remains approximately 0.79 acres, zoned R-2.5, and is located within the Shoreline Conservancy designation. Given the adoption of the updated Critical Areas Ordinance (Ordinance 6894, December 2025) and the new survey results, I would greatly appreciate written clarification on the following: 1. How the current Land Use Code and Shoreline Master Program apply to R-2.5 parcels with shoreline buffer but no regulated steep slopes. 2.Whether conservation subdivision processing is still required in this situation. 3.How maximum dwelling units are calculated for parcels in this scenario, and whether any rounding or alternative calculation methods could apply. I am happy to provide the survey, parcel number, or prior density worksheets for reference. I would also be grateful if you could advise whether a brief meeting would be appropriate to review these questions in detail. Thank you very much for your time and assistance.
