March 26, 2026: TM Residence. Project proposes to demolish the existing residential building to construct a new single-family residence with an expanded footprint. The proposed development would be located partially within the standard 50-foot top-of-slope buffer for the slope located along the southern portion of the property. Geotechnical report and analysis concludes that the top-of-slope buffer can be reduced to 15-feet and still meet the City's standards for global stability for the proposed development. As mitigation for the proposed impacts, the entirety of the on-site steep slope buffer and a small portion of the steep slope critical area will be enhanced with native vegetation. This approach follows the City's critical areas report process. The proposed mitigation plan results in better protection of the critical area functions and values than would be provided by the standard application of the geologic hazard area regulations. No loss of ecological function is expected as a result of proposed actions. Overall, a net gain in steep slope critical area functions and values are proposed., 25-113325 BS
