Description of Proposal The proposal consists of the redevelopment of an existing single-family residential property with a new residential infill project in the SR-4 zoning district. The existing residence will be removed and replaced with three or four new detached, two-story single-family dwellings, each with an attached one-car garage. The final unit count will be determined following confirmation of the applicable permitting path, utility requirements, and site development constraints. The intent of the project is to maximize the site's housing potential while providing well-designed, ownership-oriented homes that are compatible with the surrounding single-family neighborhood. The proposed buildings are anticipated to be approximately 1,200 - 1,500 square feet each, although final building size and configuration may be adjusted based on site constraints and permitting requirements. The site contains a number of significant trees. An arborist has prepared a tree inventory and assessment. The proposal will remove only those trees necessary to accommodate the development while retaining sufficient healthy trees to satisfy the City's tree retention and tree point requirements. Tree placement, retention, replacement, and protection measures will be refined through the review process. Vehicular access will be provided by a driveway serving the proposed homes.
