July 27, 2026: Residence at 5020 - 155th Place S.E.. We are proposing to develop the site with a 4362 s.f. two story structure (single family residence) with a 750 s.f. attached 3-car garage. The existing structure on the site is to be demolished. This 9907 s.f. site contains 1118 s.f. of steep slope critical area at the northwest corner of the lot. The project geotechnical engineer is Earth Solutions NW, and they have prepared a Geotechnical Evaluation and Critical Areas Report that concludes the steep slope is a stable rock formation that requires a fifteen-foot slope buffer. As the site is mapped as an Infiltration Infeasibility Area, we are proposing to use the Alternative Impervious Surface which allows a maximum of 50% impervious surface on sites. We are proposing modification to the required setbacks according to LUC 20.25H.040 which allows a 15-foot rear yard setback and two 5-foot side yard setbacks on sites that contain critical areas., 25-105028 LO
