Oct. 1, 2026: Puica SFR - Steep Slope. New building (5,488 SF of conditioned space) on this site where the existing residence will be demolished. It is a two story building with 5 bedrooms, 5 bathrooms, 1 office, 1 gym, 1 laundry room, 1 mud room, living room, dining room and kitchen. The attached garage (1,144 SF) is a 3 car garage with a mechanical room for water heaters and other equipment. We did not realize that there was a steep slope of over 40% on site, just that it was a sloped site. Based on the building permit comments, we reached out to the survey company and we have an overlay from them outlining the steep slope of over 40%. We then overlaid that over our design and there is a small area of overlap. We have developed a few proposed changes to the original design, which will reduce the steep slope encroachment. These are as to remove the walkway and stairs at the back of the house; Shift the garage forward by 4 ft; Reduce the size of the west side patio.
