PROJECT TITLE: 1120 Med Spa GOAL: Land Use Permit to use existing residential structure as a low-intensity, appointment-only professional medical aesthetic consultation, minor procedures, and recovery suite (e.g. Med Spa). EXISTING VS PROPOSED USE: - Existing Use: Single-family residential rental dwelling. - Proposed Use: Professional medical aesthetic office. OPERATIONAL DETAILS: - Appointment-Only: Strictly appointment only. No walk-ins. - Hours: 2-3 days per week. No evening, Sunday, or early-morning appointments. - Staffing: 1 physician, 1 office assistant. - Client Volume: Max 1-2 clients on-site concurrently; 3-6 clients per use day. - Services: Aesthetic consultations, neurotoxin and dermal filler injections, minor procedures WITHOUT use of intravenous or general anesthesia. All services performed by licensed and insured physician. - External: No exterior commercial signage, lighting, or structural alterations. PARKING AND ACCESS - Staff will park in existing 2-car garage. Clients will park in existing 2 car driveway. - Existing structure has ADA-compliant entry. Interior will be modified to meet local building and safety codes for a client-facing office. SAFETY, WASTE, NEIGHBORHOOD COMPATIBILITY - Medical Waste: Medical waste (sharps) will be handled via disposal service. Zero storage or impact on municipal waste streams. - Noise and Odors: No loud equipment, external generators, chemical odors, or noise exceeding local decibel ordinances.
